Pet Policy
At Newbury Flats, we welcome pets in each community! Each apartment can accommodate a maximum of two (2) pets. To ensure a smooth process, we require a one-time, non-refundable pet fee of $300 per pet, along with a monthly fee of $20 per pet, which will be added to your rental rate. Please note that rental rates are contingent upon a deposit and are subject to change.
Before bringing your pet onto the property, you must complete the necessary forms and pay the required fees, which will be approved by management. For small animals kept in a tank or cage, such as hamsters or fish, specific guidelines apply: if the cage or tank holds less than one gallon, it is considered decorative. Conversely, if it exceeds one gallon, it is categorized as a pet (for example, two goldfish in a small vase are decor, while two Koi in a 10-gallon tank count as one pet).
Please be advised that dogs classified as aggressive or vicious by a licensed veterinarian, or designated as such by authorities or a court, are not allowed. Additionally, certain breeds, including but not limited to German Shepherds, Rottweilers, Doberman Pinschers, Chow Chows, Dalmatians, Mastiffs, Great Danes, Akitas, Staffordshire Terriers, and Pit Bulls, are prohibited on the premises.
Pets must remain within their owner’s apartment and cannot roam freely or be tied up outside. They should not be left unattended on patios or balconies. When walking your pet on the property, ensure they are leashed at all times and under your control. Proper disposal of pet waste is mandatory, with designated waste stations available throughout the property. Failure to dispose of pet waste correctly will result in fines: a $150 fine for the first offense, and a $200 fine plus forfeiture of the security deposit for the second. Subsequent violations will incur a $250 fine and may lead to lease termination. Please do not dispose of cat litter in toilets; it must be discarded in the dumpster.
Pet owners are liable for any damages caused by their pets, including any damage resulting from cleaning products used to address such issues. Pets must not become a nuisance or cause disturbances. Guests’ pets are not permitted to stay in your unit unless they are registered with the office, which includes the $300 non-refundable pet fee and $20 monthly rent for the duration of their stay.
By bringing a pet into Newbury Flats, pet owners agree to indemnify Engage Management against any loss or liability arising from their pets.
